In Serbia are no restrictions regarding the purchase of residential property if there is a valid reciprocal arrangement between Serbia and your country. First, land titles must be registered and verified. To buy any property, two conditions must be satisfied: Justus titulus (the legal entitlement to the property) and Modus aquirendi (the property must be registered with the Area Property Registry). A written contract must be drawn-up, and signed by both the buyer and seller (or their authorized representatives). All signatures must be certified by a court in Serbia. The purchase is complete upon the payment of the agreed price. The finalized and certified contract establishes the legal ownership. After confirmation of ownership, local branch of Tax Administration will determine the value of the property. Property Tax is 5% of the estimated valuation. Once the Property Tax is paid, confirmed by an official stamp on the contract, this contract is evidence to register the property with the local Area Property Registry.
